What Ocean Springs does to a window
Ocean Springs is a town of old live oaks, and that is the first thing its glass has to deal with. Downtown, along Washington Avenue and Government Street, and on the streets running down to Front Beach Drive, the oak canopy drops pollen and tassels every March and April, and the shade under it keeps the north-facing glass and screens damp most of the year. A green film of mildew shows up in the shoulder seasons on almost any window that does not get direct sun, and the spring rains wash the pollen into the tracks and sills where it stays until someone cleans it out.
Then there is the water. Front Beach and East Beach face Biloxi Bay, and the homes along them get a salt film off the bay within a few weeks, especially the elevated houses rebuilt after Katrina that put the main living glass right up in the wind. On the east side of town, Davis Bayou and the streets around Gulf Park Estates sit in still, humid air that keeps the glass damp and the screens spotted. Gulf Hills, on Old Fort Bayou, combines golf-course irrigation on well water with bayou humidity, so the lower panes facing the course collect hard mineral spots and the upper glass collects everything else. Out in St. Martin the pines take over for pollen.
A quarterly plan suits most Ocean Springs homes, with the inside glass done once a year, and many customers under the oaks add a spring visit for the pollen. How much does window cleaning cost in Ocean Springs?
First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Oceanfront and riverfront estates get a custom quote.
How often should windows be cleaned in Ocean Springs?
Quarterly keeps the pollen, mildew and bay salt under control for most Ocean Springs homes. Front Beach, East Beach and homes on the bayous pick up salt film within weeks and do better every month or two. Most people have the inside glass done once a year.
Can you get the green film off the shaded windows?
Yes. Mildew on north-facing glass and screens under the oaks comes off with the regular clean, and it stays off longer on a plan because we get to it before it builds up. Screens are included in the Platinum package.
Do you clean the glass on the older homes downtown?
Yes. Many of the homes near Downtown and Front Beach have original wood sashes, divided panes and storm windows, and we clean them by hand rather than with poles where the glass calls for it. Tell us the age of the house on the quote form and we will plan for it.
